A few years ago, the Service Station located on the Corner of Burns Bay Road and Penrose Street was subdivided, and a new service station was completed. The other block was vacant for years and was used as a dumping ground. ITC is aware that Lane Cove Council received numerous requests to ask the owners to clean up the site.
The site is now the subject of a DA for a mixed-use development 161/2021.
Shop Top Housing Proposed
Construction of multi-storey building used for shop-top housing purposes and comprising two commercial tenancies with two storeys of residential flats above, underground basement parking and landscaping works has been proposed.
The site has a frontage to Burns Bay Road of 22.795m. The site has a total site area of 697m2. Currently, the site is a vacant allotment with a concrete slab.
Rooftop Garden
The site will include a rooftop communal open space area which will be surrounded by a planter box with significant vegetation for screening purposes (see our cover photo).
The Statement of Environment Effects notes:
“The completed building together with thoughtful landscaping treatments will result in a sympathetic streetscape appearance compared to the older commercial buildings surrounding the subject site. The entire proposal comprises a combined total gross floor area (GFA) of 688.3m2 (not including the garages). Based on a site area of 697m2 , this represents a floor space ratio (FSR) of just under 1:1. The proposal will activate the Burns Bay Road frontage of the site and provides for a building design with well-articulated façades and has clearly defined and separated pedestrian and vehicular access points. Detailed perspective and a schedule of external finishes is provided detailing the range of contemporary external treatments.”
Complaints About Dumping
Locals might welcome activation of this site. Below is feedback posted on Lane Cove Chat by ITC about the site:
“Can some knowledgeable person tell me what the block of land behind the Caltex Service Station Lane Cove West is zoned for? At the moment, it is a real eyesore and seems to be a general dumping ground and temporary storage area. It makes the general area look terrible, and I am surprised the local shops have not complained about it.”
